    A few examples of how we analyse and resolve cadastral, planning and tax issues involving property.

    Cadastre

    Commercial premises wrongly recorded in the Cadastre

    Commercial premises in Barcelona showed discrepancies in their recorded use and floor area. We reviewed the documentation and applied for their correction with the Cadastre.

    Outcome: commercial use recognised and built area updated from 61 m² to 104 m².
    Planning

    Could a gym operate in these commercial premises?

    We analysed the planning rules for large premises in Barcelona and submitted a preliminary query to the City Council to confirm that a sports activity was permitted.

    Outcome: preliminary query confirming compatibility, and identification of the technical and administrative requirements to carry out the activity.
    Tax

    Two properties, different tax obligations

    Managing a portfolio with a home and commercial premises, we reviewed the tax treatment of both leases, which transactions were subject to or exempt from VAT, and how the pro rata rule applied to deductible expenses.

    Outcome: VAT returns calculated separating the leases and the corresponding deductible amounts.

    Real cases presented without any details identifying the owners, for confidentiality reasons.
