Your flat, checked before it goes on the market.

Sales, lettings and management of flats and houses in and around Barcelona. A qualified lawyer reviews the Land Registry, Cadastre, planning, owners' association and taxes before anything is published, so problems come up before the notary appointment, not at it.

We value with actual sales registered in the Land Registry, not with asking prices: what is advertised is not what ends up being paid.

Plan Habita 5

Five stages and a single point of contact, from valuation to signing.

Request a valuation of my property
  1. 01

    Valuation and market study

Comparable completed sales, competing listings and the real features of the property. You get the report before the asking price is set.

  2. 02

    Legal and planning review

A qualified lawyer reviews the legal and planning situation before marketing: charges, Cadastre, occupancy certificate, building inspection, works and any other issue that could affect the transaction.

  3. 03

    Preparing the property

Professional photography, floor plans, sales brochure and paperwork ready. If the property needs it, we suggest what is worth fixing and what is not.

  4. 04

    Marketing

Channels chosen according to the type of property and the buyer we are looking for. We handle the advertising, enquiries and viewings, and keep you informed of what is happening.

  5. 05

    Negotiation, completion and after-sale

We manage offers, negotiation, the deposit contract and the notary appointment through to signing. Afterwards, we help you with the steps needed to close the transaction properly.

Paperwork still pending on your flat? That's where we start.

Many agencies won't take flats with an inheritance not yet accepted, tenants living in them or several owners who can't agree. For us it is everyday work.

Residential buildings

Do you own a whole building?

It is sold differently from a flat, and to a different buyer. We prepare it so it reaches investors with everything in order.

Talk about my building
  • Income-based valuationThe buyer is usually an investor, who looks at the rent and the potential, not just the floor area.
  • Current leasesWe review every lease, its terms and any rights the tenants may have before offering the building.
  • Horizontal divisionWe assess whether to divide the building into separate units before selling, and what that means in time, cost and price.

Frequently asked questions

What owners ask us.

Does the valuation cost anything?

No. The valuation and initial assessment are free and you are under no obligation.

What documents do I need to get started?

With the title deed and the latest property tax (IBI) receipt we can start. If you don't have the Land Registry extract, occupancy certificate or energy certificate, we take care of them.

Can I sell an inherited flat?

Yes. To sign the deed of sale, the inheritance must have been accepted and inheritance tax paid. We prepare this alongside the marketing so no time is lost.

What if the flat has a tenant?

It can be sold with the tenant in place. The lease continues with the new owner, and we check whether the tenant has a right of first refusal before offering it.

Where will my flat be advertised?

On the property portals that best suit your property, on our website and among buyers already searching with us. We report every enquiry and every viewing to you.

What if the tenant stops paying?

If we manage the letting, we claim the rent from the first missed payment and, if necessary, the firm brings the court proceedings.
