RetailInversor

Retail investment with the operator in sight.

Premises, land and buildings, also outside Barcelona: we work off-market opportunities across Spain. Many start with a brand that needs premises but doesn't want to buy: an investor buys and the brand rents. Every deal comes with its dossier and a planning review by a lawyer.

Off market

The best deals are never advertised.

We work off-market opportunities across Spain. For each one we prepare an investor dossier, with the property studied in depth before you see it.

  1. Planning studyPermitted uses and buildable area. For land, we visit and consult the City Council before presenting anything to you.
  2. Yield and profit and lossIncome, costs and the investment required, with the figures for each scenario.
  3. Rent rollIf it is let: each tenant, their rent, their lease and when it expires.
  4. OperatorIf there's no operator, we find one and run the whole process through to signing.

Dossiers

This is how a deal reaches your desk.

Three examples of what a dossier contains. The real ones, with their data, go only to investors who leave us their profile.

What we offer

Opportunities with the paperwork done.

We present deals with the legal and planning review already done, so you decide on data rather than on an advert.

With an operator

Premises to let to a brand

Many deals start with a brand that wants premises that are for sale but doesn't want to buy them. The investor buys and the brand rents. If there's no operator yet, we find one.

Land

Land and plots for operators

Plots built for a specific operator: supermarkets, mid-size stores and retail parks. With the planning study done.

Income

Tenanted premises

Let premises, with the lease, rent and planning status checked before we present them to you.

Portfolio

Buildings

Commercial buildings and warehouses, and residential buildings to let. In stressed rental areas, we first check what rent the law allows.

Investment with an operator

First the brand, then the purchase.

This is how we handle deals where an operator needs premises that are for sale. The step that matters most is the third.

  1. 01

    The brand searches

An operator asks us for premises or a plot in a specific area.

  2. 02

    We find the asset

Premises for sale or land that fits what the brand needs.

  3. 03

    The operator, secured before buying

A letting commitment negotiated with the brand before the investor buys. Without it, we don't present the deal.

  4. 04

    Legal and planning review

Uses, licences, buildable area, Land Registry and charges, checked by a planning lawyer.

  5. 05

    Purchase and lease

The investor buys and the brand signs its lease.

Before we present a deal

What a planning lawyer checks.

An asset can look cheap and still not allow what the operator needs. We check before you run the numbers.

  • PlanningPermitted uses, buildable area and licences. That decides whether the operator can open.
  • Land Registry and CadastreTitle, charges and whether the area matches reality.
  • LeasesTerm, rent, reviews, guarantees and the parties' obligations.
  • Residential to letRent caps in stressed areas and the Generalitat's pre-emption rights if the seller is a large holder.

Frequently asked questions

What investors ask us.

What yield do you offer?

We don't publish figures on the website. Each dossier includes its yield study and P&L, and the rent roll if the property is let.

What guarantee is there that the operator will rent?

We only present operator deals when there is a letting commitment negotiated before the purchase.

Do you work outside Barcelona?

Yes. We work off-market opportunities across Spain.

How do I access off-market opportunities?

Leave us your investor profile. When we have a deal that fits, we'll send you its dossier.

What are your fees?

It depends on the deal. We tell you in writing before we start.
