Your premises are worth what they allow you to do.

We sell and let commercial premises, warehouses, offices, parking spaces and plots in Barcelona and its metropolitan area. Before they go on the market, a planning lawyer reviews which activities are permitted, which licences they have and what charges they carry. It is the first thing a serious operator asks.

We value with actual sales registered in the Land Registry, not with asking prices: what is advertised is not what ends up being paid.

Before going on the market

What a brand is going to ask you.

If you have the answers before the first viewing, you lead the negotiation. If not, the other side does.

  1. ?Which activities are permitted?Uses allowed under the local planning rules.
  2. ?Does it have a licence? And whether it can be transferred or a new one is needed.
  3. ?Smoke extraction?Essential for restaurants. Without it, many restaurant operators won't even view it.
  4. ?Is it accessible?Step at the entrance, toilets and adapted routes.
  5. ?What works does it need? And who pays for them: that is negotiated in the lease.
  6. ?Do the square metres match?Land Registry, Cadastre and reality. An operator measures before signing.

Plots

A plot is sold for what it allows you to build.

That's why the planning study comes before the price. A planning lawyer does it, and the developer receives it with the first information, not at the third meeting.

  1. Planning and zoningWhat the plan says about your land and whether any amendments are in progress.
  2. Buildable area and usesHow many square metres can be built and for what. That is the price of the plot.
  3. Planning obligationsLand cessions, pending infrastructure works and obligations that pass to the buyer.
  4. Land Registry statusOwnership, charges and whether the registered property matches reality.

Business transfers

Does your tenant want to sell the business?

A business transfer is your business too: whoever comes in will be your tenant. If you instruct us, we vet the incoming tenant and negotiate the lease with you before anyone signs.

How a business transfer works
  • Who comes inSolvency, experience and an activity that fits your premises and your licence.
  • Assignment or new leaseDepending on what your lease allows, the current one is assigned or a new one is signed. Term, rent and guarantees, all negotiated.
  • Nothing closes without your signatureThe transfer is conditional on you accepting the lease. No agreement with you, no transfer.

Frequently asked questions

What owners of commercial premises ask us.

How are commercial premises valued?

By the rent they earn or could earn, and by the yield investors expect in that area. We check it against completed deals and against what the planning rules allow.

Can I sell my premises with the tenant in place?

Yes, and often that is what investors want most. First we review the lease: term, rent and any clause affecting the sale.

What if the premises have no licence or have unlicensed works?

They can still be sold or let, but you need to know beforehand and explain it properly. We check what can be regularised and how it affects the price.

Do you work outside Barcelona?

Yes, across the metropolitan area and the surrounding towns, especially for warehouses, commercial premises and plots.

What are your fees?

It depends on the deal and the property. We give it to you in writing before we start.
